You understand it before you sign it

Every deadline, contingency and cancellation right in a Utah contract exists to protect somebody. I will tell you which ones protect you, what each one costs to give up, and what happens in the worst case. Then you decide.

Price is one lever out of eight

Closing date, possession, earnest money structure, due diligence length, repairs, rate buydowns and appraisal terms are the rest. In a multiple offer situation they are usually what wins the house, and they are cheaper than throwing money at it.

I take the files other agents drop

Stipend income. Three months on the job. Thin credit. A foreclosure nobody wants to touch. If the easy version of the deal is not there, most agents move to an easier lead. That is usually when I get interested.

I started from zero in this country. Before real estate there were basement floors, laundromats, and gyms after closing. My first two nights in Salt Lake City I slept in Liberty Park, waiting on the cheapest Airbnb I could find to be ready, with my bag under my arm so nobody walked off with everything I owned.

What a payment really costs

Principal, interest, taxes, insurance and HOA in one number, so you are not surprised by the half of it that is not the loan.

Based on your income and existing debt, not on what a lender will approve you for, which are two very different numbers.

Sale price minus mortgage payoff, commissions, title, recording and prorated taxes. The number that actually lands in your account.

Am I going to get hounded with calls?

No. You tell me how you want to be contacted and I use that. One good conversation beats fifteen bad ones, and if the timing is not right I will say so and check back when you ask me to.

What does it cost to work with you as a buyer?

We go over compensation in writing before you tour a single home, so nothing is a surprise later. In many cases the seller side contributes toward it. I will walk you through exactly how it works for your situation before you commit to anything.

I am six to twelve months out. Too early?

That is the best time to start. The people who do well here are the ones who prepped early: credit cleaned up, lender conversation had, alerts running, and a clear idea of what they are looking for before anything good hits the market.

A lender already told me no. Is that the end of it?

Not always. I have had clients turned down by a credit union, a national lender, a local lender and several investors who still closed, because somebody was finally willing to underwrite the whole picture instead of one line on a form.

Sometimes the answer really is not yet, and I will tell you that plainly rather than waste your time. But one no is not the same as the answer.

Can you tell me what my home is worth?

Yes, and not a Zestimate. I will pull the real comparable sales, factor in your finishes and location, and give you a realistic range plus what you would actually net after costs. No charge, and no obligation to list with me or anyone.

Where do you work?

Utah County and Salt Lake County. If your move is somewhere else in Utah or out of state, tell me anyway. I will connect you with a vetted agent in that market and stay involved enough to make sure you are looked after.
